This tenant improvement for a surgical implant manufacturing company was a build out of the interior of an entire building that included exterior improvements.  This project included a 2,468 sq. ft. CER ISO Class 10,000 FDA approved medical grade clean room, custom fume hoods, R & D lab, R & D machine shop, manufacturing area, executive board room, conference rooms and office space.  There was also a complete exterior upgrade of the building including landscaping.

This project was in a new ground level commercial space that features a residential space above. The structure is post tension concrete and includes underground parking. Communication and careful scheduling was key to keeping the residents environment stable and not causing any disruption. This build out features exposure to the busy streets with tall windows at the waiting room. Work included new consult rooms, waiting room, and restrooms. This project also included custom case work and high end materials.

50 W. San Fernando Capital Improvements

Major occupied remodel of main lobby, management office, four floors of restrooms and elevator lobbies. Main lobby featured new curved stone reception desk, Interlam wood wall panels and custom chandelier. All elevator cabs were refurbished. This market ready project consisted of a full class “A” upgrade of all finishes throughout including restrooms, lobby entrance and open office areas.  The building core was reconfigured including the stairwell and elevator.  New finishes were added to the stair well and elevator cab as well.  Marble and granite flooring were installed in the lobby entrance and restrooms.  Electrical and mechanical modifications were made to enhance the capabilities of the lab and testing areas.  New carpet and paint provide the building with a fresh look and market ready.

1320 Orleans

Location:  Sunnyvale, CA
Budget:  $277,000
Project Size:  23,000 sq. ft. Office/ R&D Market Ready

Project consisted of reconfiguration of restroom cores to meet ADA requirements, demo of carpet, acoustical ceiling and interior walls.  New lobby finished were installed including tile flooring, paint and light fixtures.  A new floor plan was build demising the space between the open office are and lab areas.  The restroom was upgraded with new tile, showers with underground plumbing and new partitions installed.  A new acoustical ceiling was installed throughout.

    

160 W. Santa Clara Lobby Modernization

Budget:  $300,000.
Project Size:  2,500 sq. ft.

The Scope of Work for updating the building lobby and second floor elevator lobby areas.  All polished granite flooring was removed.  The polished granite will be replaced with carpet.  A portion of the walls were covered with drywall and paint/wallpaper, wood and metal accents.  We removed the existing static building directory and installing a new electronic directory.  New architectural metal weave was installed as an accent highlight.  Upgrading lighting package to meet title 24 standards and new handrails were installed throughout.  Some of the challenges were that the work was to be performed over the night and the lobby had to be clean and able to function during the day.

160 W. Santa Clara St. — Third Floor Fitness Center

Budget:  $251,000.
Project Size:  1,500 sq. ft.

Work included complete demo of wall and finishes throughout the locker room and fitness area.  A new rubberized sport floor was installed as well as shock absorbing platforms for the treadmills.  A gun metal trellis ceiling complete with radial grill was built.  Located inside a class “A” office high rise all finishes matched the building’s standards.  New lockers were installed over the tile floor in the locker room.  All new electrical, HVAC, fire and life safety and plumbing were installed to accommodate the new floor plan.  One of the challenges was a confined working space.

160 W. Santa Clara St. — 3rd and 4th Floor Market Ready and Core Upgrade

Project Size:  30,000 sq. ft.

This project comprised of complete demolition of the third and fourth floors including interior walls, restroom cores and flooring throughout.  New class “A” finishes were installed throughout including new tile flooring, new lighting fixtures and wall sconces and architectural accent metals.  Complete re-tile of the restroom cores including new partitions and counter tops.  All MEP, fire and life safety were upgraded to conform to new floor plan.  Some of the challenges were occupied floors below and above the construction.

    

McPharlin Sprinkles and Thomas

Budget:  $276,000
Project Size:  8,400 sq. ft.

In this tenant improvement project work consisted of a complete demolition of the existing space including interior walls, ceilings, flooring, HVAC and all associated electrical.  A design build floor plan was constructed containing new offices, conference rooms, break rooms and a copy room.  All new electrical and lighting packages were installed fulfilling title 24 requirements.  New duct and fire sprinklers work was completed throughout to accommodate the new floor plan.  New class “A” building standard finishes were intergraded throughout the suite.  Some of the challenges were an occupied suite on the same floor and a fast paced schedule.

1366 Borregas

Project Size:  24,500 sq. ft. Office/ R&D Market Ready

Scope of work included structural demolition of the concrete tilt up panels to install two new 12’x12′ exterior windows complete with structural steel supports.  New lobby finishes including tile flooring, wood accent paneling and wall sconces.  One of the challenges were cutting in the opening and having the building secure in one day.

    

Palo Alto Tech Center

Project Size:  100,000 sq. ft. Office/ R&D Market Readies & Tenant Improvements

The Palo Alto Tech Center project consisted of multiple building market readies and tenant improvements.  Large skylights were added to many of the suites to supply additional natural lighting throughout as well as create vaulted ceilings.  New flooring was added throughout including carpet, tile and VCT.  The restrooms were renovated to match the new finishes of the suites with some to include new shower rooms.  The restrooms and break rooms were all built out with ADA compliance.  New finishes were installed in the lobbies and entry ways to create entrances to suiting the rest of the space.  New offices and conference rooms were built out to include large three foot side lights. This feature creates on more open feeling and also provide more natural light.

        

Mesirow and Fink

Budget:  $56,000
Project Size:  5,500 sq. ft.

This project located at 160 West Santa Clara St. in San Jose was a fast track class “A” tenant improvement.  The scope of work include a full demo of the existing suite to build out a new floor plan for the law firm.  Custom millwork was installed throughout accented by tile finishes.  Glass walls and large glass side lights were some of the amenities of the build out.  Some of the challenges include occupied suites of the same floor as well as above and below.

Five Guys Burgers and Fries

Locations:  121 Curtner Ave., 5353 Almaden Expressway, 4180 N. 1st St., and 5205 Prospect Rd. in San Jose; 112 E. Camino Real, Sunnyvale
Budget:  $302,000
Project Size:  3,000 sq. ft.

Work includes underground work, top out, Full kitchen with a class 1 hood, full prep area and dining.  Complete build out from a “warm shell”.  Some of the challenges were a fast paced schedule (6 Weeks) and Tile finishes throughout.

The project consisted of structural framing and a complete new roof using a TPO membrane mechanically fastened system.  The challenge with this project was that it was successfully performed during the winter months

Tenant Improvement project located at 2701 Northwestern Parkway in Santa Clara.  The project consisted of demolition of the existing facility and put in new perimeter offices, conference room and break room.  Also space was converted to lab area for Laser testing. Project had significant MEP upgrades to meet the needs of their business.

Budget:  $251,000
Project Size:  6,000 sq. ft.

Fast track Tenant Improvement project located at 160 West Santa Clara Street in Downtown San Jose.  The project consisted of demolition and reconfiguration of the space with all new Class “A” finishes.  One of the challenges of the project was that the building had existing tenants above below and next too on the same floor.  Tight coordination and selective evening were required for completion.  The space had a heavy emphasis on HVAC, with each individual office required its own zone.

Tenant Improvement located at 2199 Harbor Bay Parkway in Alameda.  This high end $125 per s.f. build out consisted of glass walls throughout all of the offices and high end flooring creating a extraordinary work environment for EHC.
